Los Angeles Property Owners

Don't Let a Missing Posting Become a Misdemeanor

Los Angeles law requires landlords to post specific tenant notices in every residential building. Failure to comply is a criminal misdemeanor — and tenants can use it as a defense against eviction. We handle it for you.

L.A.M.C. 151.09.C.9 & 165.05.B.5 — Failure to post required notices is a misdemeanor. In any action by a landlord to recover possession of residential real property, the tenant may raise a landlord's failure to post as an affirmative defense against eviction.

Built for Self-Managing Landlords

You own rental property in Los Angeles but don't want to hand it over to a management company. That's smart — but the rules change, and staying current is a full-time job. We keep you covered.

🔓

Avoid Criminal Liability

A missing notice isn't a fine — it's a misdemeanor. One missing posting can also give a tenant grounds to fight an eviction, costing you months of lost rent and legal fees.

🕐

Regulations Change Constantly

The most recent RSO posting requirement was updated February 2, 2026. The Notice of Right to Counsel became mandatory August 20, 2025. We track every change so you don't have to.

02

Notice of Right to Counsel Compliance

Since August 20, 2025, landlords must:

  • Post the Notice in a conspicuous common area of the building
  • Provide it to every tenant at the start of their tenancy
  • Attach it to any eviction notice or termination of rental subsidy

Included in the Laminated Notice Package. Tenant move-in copies also available.

03

LAHD Registration Assistance

We review your rent roll and help you:

  • Register all units annually with LAHD
  • Complete the required Rent Registry form (mandatory since 2017)
  • File temporary exemptions if applicable
  • Notify LAHD when a previously exempted unit's status changes (required within 10 days)
04

Annual Registration Certificate Service

Landlords must serve each tenant with an annual registration statement (Certificate). We track your renewal dates and ensure the certificate is delivered to each tenant on time, every year.

05

Compliance Monitoring

Regulations change. We monitor updates from LAHD and notify you whenever a new posting is required or an existing one must be updated — before you're out of compliance.
